ZC2018-003 – Burns Builder Applicant for Development Plan of 30.231 acres (3805 Ninemile Tobasco Road)

To consider a development plan of 30.231 acres located at 3805 Ninemile Tobasco Road.   The owner C. Ray Clary, et.al, 3805 Ninemile Tobasco Road Cincinnati, Ohio 45255.  To build 216 Apartments units within 9 buildings. Six of the buildings will be 2 bedroom apartments for a total of 144 units. Three of the buildings will be a combination of 2 or 3 bedroom apartments for a total of 72 units. The Developer has also proposed to build 68 Garages, a Pool and Clubhouse, a Community Garden, Playground and Basketball Courts to be included in the development. The development site would be on 14 acres of the property leaving 16.23 acres as open space, which is 56.23% open space. Pierce Township PUD-R requires 35% open space per Table 7.04-1

To consider a text amendment to the Pierce Township Zoning Resolution.  The proposal involves updating table 2.02:I Summary Table of Review Bodies in Article 2: Administrative Roles and Authority; Addition of Recovery Housing and Residential Facility Classes (1, 2 & 3) as well as updating table 4.04-I: Residential Use Table in Article 4: Residential Zoning Districts and Use Regulations; removal of 7.03:B1(d)(ii) & (iii) in Article 7: Planned Unit Development; Addition of Recovery Housing as a use to Article 11: Vehicle Parking, Stacking, and Loading table 11.03-I: Minimum Required Number of Parking Spaces; and Addition of Recovery Housing to Article 15: Definitions and Rules for Interpretation.
